What Is the Airbnb Occupancy Rate in Las Terrenas?
This is where investors need to be careful with online statistics.
Airbnb defines occupancy rate as the number of nights booked divided by the total number of nights available to be booked. Hosts using Airbnb’s professional tools can review occupancy performance and compare their listings with similar properties in their area.

The platform then estimates average nightly earnings and provides information about the average number of nights booked per month, assuming the comparable properties were available throughout the month.

However, Airbnb explicitly states that these estimates are not property valuations and that actual earnings depend on factors including price, availability, and local demand.

Investors should therefore calculate expected returns using professional tax advice rather than relying solely on gross Airbnb revenue.
What Makes a Strong Airbnb Property in Las Terrenas?
There is no single perfect vacation rental, but several characteristics can improve a property’s competitive position:
